C: Hello Mark I have seen your ads on Bayut that you have an apartment for rent in Dubai Marina Tower, is it still available?

A: Yes I do, before that may I have your good name? 

C: My name is Jessica. 

A: Could you give me the reference number, it starts with DOO...  let me check and come back to you ASAP. 

(if you know which apartment. and you know it's still available.)
(if you don't know which apartment or apartment is still available.) 

C: It starts with DOO...

A: Yes it's still available, may I know when is your expected move-in date? 

C: We are expecting to move in by the end of this month, but I would like to view the apartment first. 

A: Yes definitely! could you let me know when is a good time for you to do the viewing, I will confirm with the landlord and come back ASAP. 

C: Sure! I think Saturday at 10 am is good for me. 

A: Ok let me confirm and I will come back, do you have WhatsApp on the same number? 

C: Yes I do, could you also send me the location? 

A: Yes, I will share the location on WhatsApp once I confirm the viewing timing! By the way, the landlord is asking for 100k 1 cheque, is this within your budget? 

C: Yes my budget is up to 100k but I would like to pay 2 or 4 cheques. 

(if you know the last price and condition from the owner, you could advise the tenant, for example)

A: Well I just had a viewing 2 days before, The tenant offered 2 cheques but the landlord rejected it, so this is his last offer,  if it's ok for you then I will arrange the viewing for you. 

(if the tenant says yes I can do it if I like the unit, then schedule the viewing!)

If the tenant doesn't want to go for a viewing, because the information provided by you during 1st call does not match what exactly he is looking for! then you should do a KYC(know your client)  for the tenant by asking the following question:

A: Ok I think this unit is not what you are looking for, do you mind if I ask you some questions, then let me check my inventory and I will come back to you with suitable options. 

 

  • Budget of tenant
  • Move-in date 
  • How many cheques tenant want to pay 
  • Tenant is family or executive (better ask how many ppl will stay in the apartment) 
  • Does the tenant have a residency visa and bank account?  (it is mandatory for the tenant to have a UAE residency visa, otherwise, he/she won't have an Ejari, bank account because the tenant needs to have a checkbook) 
  • Looking for a furnished unit? 
  • Any particular type of property( type A B C 1 2 3)
  • Any specific inquiry such as needing a high floor or upgraded unit!
