Rental deal procedure

Leasing Process for Brokers:

Once the tenant has confirmed their interest in the property, the following steps need to be followed up one by one.

Required documents from the Landlord:

1. Copy of the owner passport
2. Copy of the owner trade license (if any)
3. Copy of the title deed
4. Copy of the POA & Passport (if any)
5. Contact details (mobile and email)

Required documents from the Tenant:

1. Copy of the passport, visa & E.ID
2. Copy of the trade license (if any)
3. A Refundable Security Deposit (5% or one month’s rent)
4. Rental Payment
5. Real estate agent commission (5% of the total rent value or not lessor than AED 3,000)
6. Contact details (mobile and email)

The Tenancy Agreement:

Your tenancy contract will be shared with you by the agent after you have paid the security deposit.

Registering your Contract with Ejari:

After your contract is signed by both parties (tenant & landlord), then it needs to be registered with Ejari. This is a very important step to rent a property in Dubai.

You can either go physically to their office with the documents or you can also register online through their official website.

The following are the documents required for registration with Ejari:

● The Original Tenancy Agreement
● Title Deed from the Landlord
● Passport copies of both Tenant and Landlord
● Emirates ID of the Tenant

DEWA Utilities:

After you’ve filed your rental agreement with Ejari, you’ll need to contact the Dubai Water and Electricity Authority to activate your water and electricity.

To do so, you’ll need to return to a service center with the following documents:

● DEWA number on the side of your property
● Ejari ID number
● Passport copy of your Landlord
● Your Emirates ID and passport copy
● DEWA form
● Proof of security deposit payment

What is a Move-in Form?

Some popular neighborhoods need renters to get move-in permission before moving into their desired property in Dubai. These may usually be found on the developer’s website and can take up to 5 days to complete. To minimize delays, be sure to inform your real estate agent or landlord if this is necessary and to apply for permission on time.

The following documents are required for the Move-in process:

● Emirates ID or your passport copy
● Payment completion proof
● Copy of your Tenancy Contract
● Copy of your unit’s latest service charge given by the landlord
